We inspect the attic first to locate where water is actually penetrating the deck before any exterior work is done.
Flashing failure at chimneys, vents, skylights, and walls causes the majority of roof leaks in Montgomery County homes. We repair and reseal flashing rather than replacing shingles. If shingles are the actual source, that is work for a licensed roofer and we will tell you straight rather than take a job outside our scope.
Not always. Many roof leaks are repaired from the attic or at the exterior penetration point without opening the interior ceiling. If there is existing water damage to drywall or insulation that needs replacing, we can handle that repair as well and will tell you exactly what needs to happen before any work starts.
Yes. Skylight leaks are usually a flashing or sealant failure around the curb, not the skylight glass itself. We inspect the skylight frame, the surrounding flashing, and the sealant from both inside the attic and at the exterior. Most skylight leak repairs do not require replacing the skylight unit.
Yes. When gutters are pulling away from the fascia or failing at the seam where they meet the roofline, water can enter the wall or soffit. We repair the connection, reseals the joint, and address any rot or damage at the fascia board. This is different from gutter cleaning or full gutter replacement.
Roof leaks typically appear or worsen after rain. Plumbing leaks are more consistent and may appear regardless of weather. If the ceiling stain gets worse after a storm and is near a chimney, skylight, or vent stack, it is almost certainly a roof penetration. We can assess both and tell you straight what we are looking at.
Yes. Property Renovators Home Services is licensed and insured in Maryland for work that covers flashing repair, sealant work, attic inspection, and related patching. We do not do full roof replacements or steep-pitch structural work. Those jobs go to a licensed roofing contractor and we will say so when that is the case.
