Heating and Cooling in Montgomery County, MD

Heating and cooling is where homeowners get sold the most and told the least. A system stops, someone comes out, and within twenty minutes the conversation is about a new system rather than about what actually failed. Our team works the other way around. We diagnose the fault, we tell you what it takes to repair it, and we recommend replacement only when the condition of the equipment honestly justifies it.

Property Renovators Home Services has been working in homes across Montgomery County for 10 years, with 20 years of trade experience behind the standard the work is held to. The heating and cooling side runs every day of the week, 8am to 7pm, Saturday included, because a system doesn't pick a weekday to quit. You get a written quote before any work begins, and a straight answer about what your system needs.

What We Work On

  • AC Repair. Your air conditioner gets diagnosed properly, then repaired.
  • Furnace Repair. No heat, short cycling, or a furnace that locks out.
  • Heat Pump Repair. Heat pumps behave differently from a furnace, and they get misdiagnosed constantly.
  • Ductless Mini Split Repair. Ductless systems fail differently from ducted equipment, and they need to be read differently.
  • HVAC Maintenance. A maintenance visit that produces readings you can keep, so you know the condition of your system.
  • Thermostat Installation. Wired for the equipment you actually have, configured, and tested in every mode.
  • Ductwork Repair. The room that's always too hot or too cold is usually a duct problem, not an equipment problem.
  • AC Installation. Sized to your house, installed properly, and commissioned with readings taken and left with you.
  • Furnace Installation. Sized to the house, vented correctly, and combustion tested before we leave.

What Separates a Diagnosis From a Sales Visit

The difference shows up in whether anyone takes a reading. A diagnosis produces numbers: voltage and amperage on the motors, capacitance against the rated value, temperature split across the coil, static pressure across the system, pressures and subcooling checked against the nameplate. Those numbers point at one component. A sales visit produces an opinion about the age of your equipment.

Ask what failed and how it was determined. You should hear a part and a measurement. If the only thing offered is that the system is old, nothing has been diagnosed, and the number on the quote isn't connected to anything that was found in your house that day.

The second tell is what happens with the ductwork. If the complaint is one uncomfortable room and nobody looked at the ducts, new equipment won't fix it. Restriction and leakage in the delivery system produce problems that no amount of new equipment overcomes, and replacing the equipment first is the expensive way to find that out.

When It Is Worth Calling

  • The system runs but the house never reaches the setting
  • Air is moving from the vents but it's not the temperature it should be
  • The equipment starts, runs briefly, then shuts down and starts again
  • Ice on the outdoor unit in cooling season, or ice that never clears in heating season
  • Water around the indoor unit, or a stain on the ceiling below an attic air handler
  • A breaker that trips whenever the system calls
  • Bills climbing without any change in how you use the system
  • One room that has never been comfortable no matter what anyone has done to the equipment

Frequently Asked Questions

We repair. Most residential failures are a part, a charge problem, an airflow problem, or a control fault, and all of those are repairs. Replacement is a conversation we have when the equipment condition justifies it, and we show you what we found. Call (301) 395-3831.

"Jacob is the best ever. He made my dream come true by installing my catwalk for my cat to the ceiling when no other contractor could handle the job. I was extremely impressed by his expertise and he is definitely someone you can trust. It's hard to come by professionals who are also kind and Jacob is just stellar. I even paid him extra because he did such an amazing job."
