What a Proper Installation Includes

Property Renovators Home Services would rather repair your air conditioner than replace it, and we'll tell you when repair is the right answer. When a system genuinely has reached the end, though, the installation itself decides what you get. Two crews can install the same equipment and produce very different results, because most of the performance comes from sizing, the line set, the airflow, and the commissioning not from the badge on the cabinet.

Oversizing is the most common mistake in residential cooling. A system that's too large drops the air temperature and satisfies the thermostat before it has pulled the humidity out. The house ends up cold and clammy, the equipment short cycles, and everything wears faster. Sizing comes from a load calculation on the house in front of us, not from what was there before.

What This Covers

  • A load calculation based on your house: square footage, insulation, windows, orientation, and duct condition
  • Honest sizing, including telling you when the existing system was the wrong size all along
  • Duct and airflow assessment before the equipment is chosen, because the ducts have to carry what the system delivers
  • Correct line set handling, including replacement or proper flushing rather than reusing a contaminated one
  • A new filter drier, proper brazing with nitrogen, and a deep vacuum pulled and held before charging
  • Charge set by weight and verified by subcooling against the nameplate, or by superheat off the charging chart where the system uses a fixed orifice
  • New pad, disconnect, whip, and condensate management as the installation requires
  • Permits pulled and inspection handled where the work requires it
  • Commissioning readings taken and written down, and left with you
  • A walkthrough of the system, the thermostat, and the filter you'll need

When Replacement Is Actually the Right Call

  • A failed compressor on a system already well into its service life
  • A leaking evaporator or condenser coil where the repair approaches the value of the equipment
  • Repeated failures across different components in the same season
  • A system using a refrigerant that's no longer practical to service
  • Cooling that never worked correctly since the day it was installed, which usually means it was sized or installed wrong
  • You're planning renovations that will change the load on the house anyway

How an Installation Runs

We confirm replacement is the right answer

If the system can be repaired sensibly, we say so. A replacement quote should follow a real diagnosis, not stand in for one.

We calculate the load and look at the ducts

Sizing comes from the house. We also look at whether the duct system can carry the airflow, because installing a larger system onto restrictive ducts makes things worse.

You get the whole scope in writing before anything starts

What equipment, what else is being replaced, what the permit situation is, and what the timeline looks like. No surprises once the old system is out.

We install, commission, and hand you the numbers

Vacuum, charge, airflow, and temperature readings are taken at commissioning and written down. That record is the baseline every future service call gets measured against.

Frequently Asked Questions

No. Repair is where we start, and most cooling failures are repairs. We recommend replacement when the condition of the equipment justifies it, and we show you what we found so the decision is yours.
By a load calculation on your specific house, taking in square footage, insulation, window area and orientation, and duct condition. Simply matching the old size repeats whatever mistake was made the first time.
No, and oversizing is the most common residential mistake. An oversized system satisfies the thermostat before it has pulled the humidity out, so the house ends up cold and clammy, and the short cycling that comes with it shortens equipment life.
Yes, where the work requires one. The inspection is a real benefit to you, and skipping it's a problem that surfaces later when you sell the house.
Often yes, sometimes with repairs or a return correction first. We assess it before the equipment is chosen before the work starts, not after, because the ducts determine what the new system can actually deliver.
Our heating and cooling side runs all seven days, 8am to 7pm. Installation scheduling depends on the job, and we'll give you a real date when we quote it. Call (301) 395-3831.
A straightforward changeout is commonly a single day. Jobs involving duct modifications, electrical work, or difficult access take longer, and we tell you the expected timeline in writing before we start.
