What Furnace Repair Covers

A furnace that won't light isn't usually a dead furnace. Modern gas furnaces are built to shut themselves down when something is wrong, and the shutdown is the safety system working. The job is to read what the board is telling you, confirm it with a meter, and fix the thing that actually tripped it.

Property Renovators Home Services works no heat calls across Montgomery County through the winter. Most of them come down to ignition, flame sensing, pressure and venting, or airflow. Those are repairs. We've been in homes here for 10 years, with 20 years of trade experience behind how the work is done, and we'll tell you plainly when a repair is the right answer and when it's not.

What This Covers

  • Reading the control board fault code and confirming it with actual readings instead of trusting the blink pattern alone
  • Ignition faults: hot surface igniters, spark ignition, gas valves that won't open
  • Flame sensor cleaning and rectification testing, which is one of the most common no heat causes
  • Pressure switch and inducer motor faults, including blocked or improperly pitched venting
  • Limit switch trips, which are almost always an airflow problem rather than a bad switch
  • Blower motor, capacitor, and control board diagnosis
  • Heat exchanger inspection, and an honest conversation if we find a crack
  • Thermostat and low voltage wiring faults that present as a dead furnace
  • Combustion and venting safety checks before we leave the house

Signs Your Furnace Needs Attention

  • The furnace tries to light several times then stops and locks out
  • The blower runs but the air coming out is cool
  • It heats for a few minutes, shuts off, then starts again shortly after
  • A rumble, a boom, or a delay before it lights
  • The furnace runs but rooms that used to get warm no longer do
  • A flashing fault light visible through the sight window in the lower door
  • Any smell of gas, which means leave the house first and call from outside

How We Work a No Heat Call

Safety comes before diagnosis

We confirm there's no gas leak and no combustion problem before anything else. If a house is unsafe to occupy we say so immediately, and that comes ahead of any repair conversation.

We read the fault, then verify it

The board stores a code. That code is a starting point, not an answer. A pressure switch code can be a bad switch, a blocked vent, a cracked hose, or a failing inducer, and only readings tell you which.

We explain it in plain language

You hear what failed and why it failed, because the why usually matters more. A limit switch that tripped because of a clogged filter will trip again if nobody mentions the filter.

We repair, then we watch it run

After the repair we run a full heating cycle and confirm it lights, holds, and shuts down the way it should. We check the venting and combustion again before we leave.

Frequently Asked Questions

Usually it means the burners aren't staying lit while the blower keeps running, or the blower is running on its own because the thermostat fan setting is on rather than auto. Check the fan setting first. If it's on auto and the air is still cool, the furnace is failing to hold flame and it needs a diagnostic.
It's a thin metal rod in the flame path that proves flame is present. It builds up a coating over time, stops sensing correctly, and the furnace shuts the gas off as a safety response. Cleaning or replacing it's one of the most straightforward repairs on a furnace.
Yes. The heating and cooling side runs all seven days, 8am to 7pm, Saturday included. Call (301) 395-3831.
Leave the house, don't switch anything on or off, and call your gas utility from outside. That's an emergency and it comes before any repair call. Once the utility has cleared the property we can look at the equipment.
It's hard on the equipment and it usually means the furnace is overheating and tripping its safety limit, most often from restricted airflow. Change the filter and open the registers. If it continues, it needs to be looked at before the limit fails outright.
Yes, and we do it as part of a heating diagnostic. If we find a crack we tell you directly, because a cracked heat exchanger is a combustion safety issue, not a performance issue. We won't soften that.
